I used a stripper to get as much of the old finish off as possible (kleanstrip premium) then sanded down to bare wood. You need to get the old finish off or it will look splotchy. Then put 5 coats Minwax premium oil urethane warm semi-gloss. Pretty nice for a 36 year old...
