18'X42' Boathouse - Tacoma Yacht Club - Great Condition

Will Consider Trade for Real Estate as well. See Craigs List ad - 18'X42' Boathouse - Trade For Real Estate or $ - Tacoma Yacht Club

18'X42' Boathouse located in the Tacoma Yacht Club basin near Point Defiance. Great location for cruising Puget Sound, San Juans and the BC coast. Built in 2006 this boathouse is in excellent condition. I purchased it just after it was built and have kept it well maintained and in great shape.

If you are considering moving your boat to a boathouse you will find it's amazing how much maintenance it cuts out. Your boat stays nice and clean, ready to go at all times! Less time washing and waxing your boat, no sun damage, and a convenient location. Power and water are right there in the house and you have room to store all your extra boating items like, crab pots, fishing poles, spare parts ect.

- Great location on "A" Dock #134. Plenty of water at any tide and easy to get in and out of.

- Will accommodate up to a 41' LOA boat. Well is 14' wide.

- 2' walkways down each side make for lots of space to get on and off your boat.

- 30 amp shore power and water have both been run down sides to accommodate any boat configuration.

- Wiring with lighting and outlets has been run throughout.

-Large 8'X18' enclosed loft with pull down stairs. Fully walled off with 3 windows makes for a great storage area or room for workshop ect.

- Lots of built in shelving for storage.

- 2 separate doors lead into the boathouse. This is especially convenient should the bow of your boat block access to each side of the boathouse.

- Power roll up curtain.

- Meets all current codes, no work needs to be done.

$37,500 Will consider trades for real-estate or ??

Are there annual fees, assessments etc? If so what are they?

Is yacht club membership mandatory?

You purchase the boathouse just like you would a piece of real estate. The boathouse has a parcel number and is transferred to the buyers name. Just like real estate you don't pay sales tax. If you were to purchase the boathouse you have a couple options -

1) You can move the boathouse wherever you want and not have to become a member of Tacoma Yacht Club or pay any moorage fees.

2) Should you decide to keep the boathouse in the TYC basin you must become an active member and pay moorage to the cub. Membership costs a one-time fee of $2,000 and a monthly fee of $121.88. You also pay moorage the club of $0.47 per square foot ($355.42 for this 18X42 boathouse) So the total per month is $477.30.

The TYC basin is a great place to keep your boat. Its extremely protected and a great location to set off for your cruising. The docks are very nice and there is guarded entrance to keep things protected. There are also a lot of benefits to membership. Social activities, group cruises, nice clubhouse with restaurant and the free access to outstations all over the Puget Sound is a huge benefit. Go to TYC Home to find out more.

Thanks for looking
